This course meets the REALTOR® Quadrennial Ethics Training requirement every four years. Fulfill your REALTOR® requirement and obtain 3 hours Commissioner's Standards credit all in one class! If you are a member of the National Association of REALTORS® you are being subpoenaed to appear at the Code of Ethics class. Every four years members of the Association are required to complete a 3 hour class on ethics in order to maintain their good standing with the Association. One of the Code's most difficult sections deals with the issue of procuring cause. The Association is regularly called on to adjudicate claims dealing with "Whose client was it? Who is entitled to a commission?" Because we are not required by law to get a buyer representation agreement signed many licensees don't. Even if you do get a buyer representation agreement signed the seller is not necessarily obligated to pay you a commission. We decided the only way to really understand this issue was for you to see it in action. When Constance Prominence met Jack and Jill Relo she had them sign a written buyer representation agreement and showed them several homes. She thought she couldn't have been on safer ground. That was until Jack showed up at a subsequent meeting with a U-Haul key tag in his hand, explaining that on a Sunday afternoon the buyers had visited an open house held by another agent, named Roger Megabucks. Constance has filed a complaint against Roger with the Association and that matter, complete with witnesses, exhibits and you as the jury will come before the Association for a full trial on the facts.
